Palm Kaizen Group invested as a Limited Partner in the acquisition of The Pointe on Lafayette, a 96-unit multifamily community in Shelby, North Carolina.
The investment gave us the opportunity to put our own capital behind a value-add multifamily business plan focused on a fundamentally strong workforce-housing community with existing occupancy, below-market rents, limited competing multifamily supply in the immediate market, and opportunities to improve both operations and the resident experience.
For us, this wasn't about checking a box and saying we owned real estate.
It was about putting real capital at risk and gaining real experience alongside an experienced operating team.
THE BUSINESS PLAN
The investment strategy centers on improving an already established community rather than relying solely on aggressive rent growth.
The business plan includes:
Targeted interior renovations and unit turns
Gradual movement of below-market rents toward market levels
Resident retention and improved collections
Operational and vendor efficiencies
New ancillary income opportunities
Bulk internet and cable services
Modernization of laundry services
Select community and amenity improvements
Cost segregation and accelerated depreciation strategies
